Douglas & Gordon Professional Valuations has been providing independent property valuation in London since 1979. We specialise in residential property valuation for both retained and “one-off” clients, including landlords and lessees.
We are a member of the Royal Institution of Chartered Surveyors (RICS) as well as the Association of Leasehold Enfranchisement Practitioners (ALEP). As such, we pride ourselves on providing the best possible advice and independent house valuation in London.
Each of our clients is assigned a dedicated point of contact with a chartered surveyor, supported by a trainee surveyor and assistant. Our in-depth property valuation methods include working closely in conjunction with Douglas & Gordon’s 19 residential sales and lettings offices. This gives us a unique insight into the London property market and current UK house values.
We can advise and assist you in any of the following areas:
- Valuations and negotiations for lease extensions
- Valuations and negotiations for collective enfranchisement claims
- Valuations and negotiations for Leasehold Reform 1967 Act claims
- Valuations for probate
- Valuations for Capital Gains Tax
- Valuations for ATED
- Market valuations for transfers of property ownership
- Rent Act applications
- Rental valuations
- Valuations for mortgages
- Matrimonial valuations
- Expert witness work
If your property may be subject to taxation, Douglas & Gordon Professional Valuations can offer essential tax valuation advice to help you avoid costly future disputes with HMRC.
Our RICS ‘Red Book’ valuation reports are suitable for assessing Capital Gains Tax (both 1982 and 2015 valuation dates), Inheritance Tax (Probate) and ATED (Annual Tax on Enveloped Dwellings). We can also advise on council tax revaluations, shared ownership matters, rental valuations for tax purposes and valuations of reversionary interests. Should a dispute arise, we have considerable experience negotiating with HMRC.
Landlord and Tenant Services
Ownership of residential property is governed by a vast swathe of legislation which can result in unexpected issues requiring professional advice. Should you need support, our Professional Valuation team can help with the following:
- Rent act tenancies
- Applying to re-register rents
- Negotiating surrender of tenancies for both landlords and tenants
- Licences to alter (valuation and negotiation of premium payable)
- Acquisition or disposal of appurtenant land or property
- Valuations of reversionary interests for sale or acquisition
- Valuations to assist in disputes for example (assessment of blight)
In addition, we can provide a negotiation service, or act as independent experts in dispute resolutions.
Expert Witness Work
Expert witness reports are often required in various types of property disputes. Douglas & Gordon Professional Valuation has considerable experience in these matters, including but not limited to divorces and separations.
We can prepare expert witness reports which comply with the RICS ‘Red Book’ and Part 25 of the Family Procedure Rules 2010. If required, we can also appear in court or tribunal to give evidence under cross-examination in support of our valuation.
Lease Extensions and Enfranchisement
Douglas & Gordon Professional Valuations is well-versed in all aspects of complicated lease extensions, collective enfranchisements and 1967 Act Enfranchisement Claims.
We maintain a strong network of property professionals and lawyers to stay up-to-date with the latest amendments and reinterpretations in the courts and tribunals. We are also a member of the Association of Leasehold Enfranchisement Practitioners (ALEP).
In the rare instances that it is necessary to refer the case to an independent tribunal, we can prepare and give evidence under cross examination.
