Located on the south bank of the River Thames – and the place that marks the start of the annual Oxford/Cambridge boat race – West Putney has an air of civilised gentility, helped by its village atmosphere. So it is no surprise to hear from Caroline Anderson, sales manager of Douglas & Gordon’s West Putney UK office, that the area’s tree-lined roads of terraced Victorian and Edwardian houses, plus the availability of good schools and plenty of green open spaces make it a magnet for families looking for a large family house in a safe, tranquil area.
Douglas & Gordon’s West Putney office focuses on the area west of Putney High Street, where buyers are prepared to pay a premium of up to £150,000 on the price of a house. Despite the fact that West Putney is further away from the more commercial area of East Putney, it still boasts good transport links to the City, with overland trains from Putney, the Tube at Putney Bridge and buses.
So what can you expect to pay for accommodation in West Putney? The range of prices for a flat or house is from £300,000 for a one-bedroom flat right up to £3 million for the largest house. Houses are in short supply and demand is high, which is why West Putney has seen an increase in prices of up to 20% for a terraced house. As in most other areas of London, this increase is due partly to a shortage of good housing stock on the market, but also to City bonuses.
According to Caroline, “Most of the property for sale is Victorian or Edwardian – there’s very little new-build, although there are a few mansion blocks. In terms of ratio, it’s a 50/50 split between houses and flats (conversions and purpose-built maisonettes).”
Houses and flats to let
The same theme of rising prices applies to the lettings market in West Putney, where lettings manager Amy Upton succeeds in finding houses and flats for families, City professionals and couples. Like Caroline, she says that rents have increased by up to 20% during 2006 and 2007. Tenants will pay anything from £210 per week for a studio flat up to £1500 per week for a large, 5-bedroom family house.
As Amy points out, “West Putney offers something for everyone. The young professionals enjoy the bars and café life on the river, while the families appreciate the parks, commons and good schools.”
Rising interest rates have also meant more properties coming on to the market in the second quarter of 2007, as landlords decide to sell. This has benefited sales in the area, but has also created a situation where there is less rental property coming on to the market, which in turn has generated greater demand for what is on offer.
