Fulham Area Guide

Why Everyone wants a Fulham Property
Home of two Premiership football teams and site of the Hurlingham Club and Fulham Palace, Fulham provides a wealth of distinguishing features that make the area highly desirable to both families and young professionals alike. Fulham benefits from a good mix of houses and London apartments and is popular with all kinds of buyers and Tenants. The pleasant family atmosphere attracts single professionals, couples and larger families, and many residents choose to live their entire lives in a Fulham property.

The area boasts numerous green spaces and is in close proximity to shopping and dining on the King’s Road. Fulham benefits from being one of the safest areas in London and also from its good quality housing stock and communication links to the West End and the City. Space is at a premium and a new house for sale in Fulham is a rarity.

The inexorable rise in property prices in central London in recent years can be attributed to lack of supply and increasing demand. Douglas & Gordon’s sales manager and leading Fulham estate agent, Emma Hanks, describes the rush for Fulham property scene in the past few months; “Twenty people through the door on the first day and homes selling in one week!” Property prices within the SW6 postal code are still impressive: a one-bedroom flat for sale in Fulham will fetch £300,000 while the sky is the limit for larger Fulham properties.

Douglas & Gordon’s Fulham estate agency has established strong ties within the community, providing a personal touch when selling and letting our many properties.

Recent Market Activity
In recent months, Douglas & Gordon’s sales and letting agents have seen Fulham property prices continue to increase across the board, affecting properties from one-bedroom flats to five-bedroom family houses. This increase in prices can be attributed to the reduced number of properties coming to the market and now applicants must be in position to move immediately to give them the best chance of attaining the best quality properties, as competition is high.

Our Fulham sales department has continued to see strong demand for properties, and for well presented opportunities vendors are often receiving multiple offers at or above the asking price.

The rentals market is proving very strong in particular for large family houses. Increased demand from international clients relocating to the UK and existing residents refurbishing or extending their own properties has meant that landlords are receiving multiple offers from tenants for longer committed terms with fewer break clauses.

Potential tenants looking for property to rent in Fulham are no longer spoilt for choice, however they are still discerning and less well presented opportunities do remain available for longer.  Landlords are advised to make their Fulham properties as appealing as possible, focusing on neutral décor, ample storage space and modern kitchen and bathroom fittings.

The good news is that Fulham property is as popular as ever! Our local agents have found that more and more applicants leaving Kensington and Chelsea for the late Victorian buildings of SW6, in search of more space and better value for money.  A one-bedroom flat to rent will start at £325 per week, while a five-bedroom family house for rent in Fulham will be available for around £1700 per week.

Fulham is still an area with a wide range of attractive property on offer. SW6 offers excellent direct links into the city on the district line, as well as easy access to routes leading out of London. The Fulham area also boasts a fantastic range of schools, nurseries, parks and gyms which draw families and young professionals to the district.
