Buying a house or flat in Hammersmith

Glenthorne Road is the newest of Douglas & Gordon’s 16 Central London offices. Previously Royston, it was acquired in spring 2007 with refurbishment carried out over the summer months – although it was very much business as usual. Peter Nicholls, who started Royston, will be staying on to help with the transition to Douglas & Gordon incorporating Royston.

Although this new office covers Hammersmith and Shepherd’s Bush in West London, the majority of its property for sale is in the Brackenbury area, commonly known as Brackenbury Village – a magnet for food lovers, where traditional butchers and delis rub shoulders with excellent gastropubs, Thai restaurants on King Street plus a weekend farmers’ market.

Hammersmith was, for many years, hugely underrated in favour of Holland Park and Fulham, but people looking for accommodation to buy or rent have realised that it has a large number of attractions in its own right, including excellent transport links via three Tube lines right across the capital, plus easy access to the M4, M3 and M40 to get out of London.

What’s more, it’s much cheaper than its neighbouring postcodes, which allows those who bought a one-bedroom flat in Notting Hill, for example, to trade up to a house when they have a family, giving them much more space for their money. Sales manager Phillip Wooller readily admits to “trading off the back of being close to Holland Park and Notting Hill. People come over the flyover and are pleasantly surprised by the village atmosphere and quality of the property they find here. Ravenscourt Park is another attraction, with its teashop and rose garden, and there are good local schools.”

Those looking to buy a house are spoilt for choice, from charming two-bedroom cottages to large Victorian houses on premium roads such as Wingate Road. Like the other Douglas & Gordon offices, Hammersmith has seen a 20% increase in prices achieved during 2006 and 2007. “Lack of supply has driven the prices up, and London is much hotter than other parts of the UK. This office deals predominantly in the sale of Victorian terraced houses, from £250-£350,000 for a one-bedroom flat to £550,000-£700,000 for a two-bedroom Victorian cottage. Three-bedroom houses start at £700,000 and you can pay up to £1.5 million for the very best, biggest houses in the area, such as Wingate Road with its pastel-painted Italianate houses.”

Renting a flat or house in Hammersmith

The Hammersmith rentals market is similarly buoyant, says lettings manager Georgie LeHardy. “Although we have flats and houses, the large majority of property to rent in Hammersmith is houses – either two-bedroom cottages popular with professional couples at £400-450 per week or big Victorian houses that families want from £650-£1200 per week.

“It’s a popular area in which to rent a house or flat due to the brilliant transport links and easy 30-minute journey to Heathrow – we have lots of French families who relocate here and choose Hammersmith for the schools. People love the village feel and all the independent shops and great pubs, plus Ravenscourt Park, Riverside Studios and the Lyric Theatre. It really is a very good area to live in.”
