Thinking of selling your home? In today’s edition of Tips from the Expert, we asked Amanda Bastin, Kensington Manager/Associate Director at Douglas & Gordon to share her top five staging tips for your house.

1. Declutter

Depersonalise any belongings and make sure your property is clean and tidy. It does not need to be in immaculate condition, but spotless bathrooms and kitchens are vital and repairing any cracks or visible defects is important. Having a critical eye is essential.

2. Linen

Make up all beds with white or neutral linens and dress with cushions and throws. Also ensure that all other linens such as towels and bath mats in the bathroom are in good condition.

3. Flowers

Add some flowers to table tops in the entrance hall, reception room, kitchen and bedrooms if possible. Real flowers are preferred, but make sure to look after them, removing when dead. You can achieve the same effect with fake flowers and some excellent quality ones are available.

4. Colour

Add a bit of colour throughout to make the picture perfect impression to potential buyers. By adding colourful cushions, books, magazines and candles you can create a show home with a bit of character that will stand out in photographs.

5. Dress

Setting the scene is the perfect way for potential buyers to imagine themselves living in a property. Kitchens and bathrooms are two of the most important spaces in the house. Again remove all personal clutter and add new soaps and bath oils to bathrooms and set the kitchen or dining table as you would if you were entertaining.
