Rewarding Performance: Inside the D&G Ski Trip 2026

In March, a group of Douglas & Gordon’s top-performing Partners and lettings negotiators travelled to Avoriaz in the French Alps for our annual ski incentive.

This trip recognises those who consistently deliver at the highest level. To qualify, lettings negotiators completed 15 exchanges, while Partners secured five new tenancies over a defined period. These targets reflect the drive, consistency and professionalism that underpin performance across the D&G network.

For many, it represents what high performance at D&G can unlock.

Set at 1,800 metres in the Portes du Soleil, one of the largest ski areas in the world, Avoriaz provided the perfect setting to reward those results.

A Reward That Reflects the Standard

From the moment the group arrived, the focus was on making the most of the experience, and what it represents.

Days began with first lifts and private ski lessons, followed by time on the slopes, long lunches and the energy of après-ski at La Folie Douce. Evenings brought the group together over relaxed dinners across the resort.

But the real value was in the time spent together.

Away from the pace of the London market, Partners and negotiators were able to connect properly. Conversations moved beyond day-to-day deals, relationships strengthened and the culture behind D&G came through clearly.

As Guy Farquharson put it, “A firecracker of a trip. Celebrating our success whilst focusing on how to go again and hit the next target.”

As Matthew Williamson added, “A tough target to hit, but well worth it. Amazing to spend the time with such inspirational people. Thanks so much.”

For many, it was also a moment to reflect on how far they had come, and what comes next.

The Strength of the Network

Bringing together high-performing individuals from across the business creates a different dynamic.

Ideas are shared more openly, experiences are exchanged and relationships strengthen naturally. It is here that the strength of the D&G network becomes clear.

Our Partners are building their own businesses, but never in isolation. They are part of a wider group of driven professionals who support one another and raise standards across the board.

London Property Market Update 2026: Sales, Lettings and Reform

The London property market has entered 2026 with signs of measured recovery.

Across both sales and lettings, the market is beginning to find its footing after the December slowdown. Activity is improving, though selectively, as buyers remain value-conscious, tenants continue to compete for quality stock and landlords prepare for structural change under the approaching Renters’ Rights Act.

Here is what we are seeing on the ground.

Demand Is Building, Not Boiling

A London property prices rose by 2.8% month on month in January. While annual growth remains modest at 0.9%, this points to stabilisation after a cautious 2025 rather than rapid expansion. It is not dramatic growth, but it is steady, which is exactly what the market needed after a cautious 2025.

More telling, however, is buyer behaviour.

Our own data shows buyer enquiries up 25% year on year in January, albeit from a more subdued base in early 2025.

On the lettings side, momentum has been sharper still. Properties that were taking over two weeks to let in December were securing tenants within three days by January. Applicant appointments are up 18% year on year, with competition per property rising by 10%.

Supply is gradually improving, but it has not yet caught up with sustained tenant demand. As a result, London rents are forecast to rise by 2% in 2026, according to Rightmove.

This is not a return to the conditions of 2021 or early 2022. Pricing remains sensitive, buyers remain value-conscious and policy reform continues to shape behaviour. What we are seeing is not exuberance, but early signs of a more balanced and disciplined market.

Regulation Is Reshaping the Rental Landscape

Running alongside renewed activity is reform.

The Renters’ Rights Act will introduce the most significant changes to the private rented sector in a generation, with the majority of provisions expected to come into force from 1 May 2026.

Key changes include:

The end of fixed-term ASTs, with tenancies moving to periodic

Greater scrutiny of compliance, documentation and property standards

This is not a short-term policy tweak. It is structural reform.

For landlords, preparation is critical. Compliance, tenancy documentation and portfolio strategy will need to be reviewed well ahead of implementation. For professional landlords, this shift also creates opportunity. Well-managed, compliant stock will become even more valuable in a more regulated environment.

Improved access to buy-to-let finance is supporting this confidence. Specialist lenders are re-entering the market with competitive fixed products, helping investors reassess London with greater certainty.

Policy Pressure and London Resilience

Wider tax policy continues to shape sentiment at the upper end of the market. In a recent piece for City AM, our CEO James Evans commented on what 2026 may hold for London property owners, including the proposed Mansion Tax on homes valued above £2m and upcoming council tax increases from 2028.

While these measures will generate debate, London has consistently demonstrated an ability to absorb policy change.

Life events drive housing decisions. School moves, career shifts, international relocations and lifestyle changes do not pause for fiscal reform. The capital’s depth of demand across a broad range of price points remains one of its defining strengths.

James explores this in more detail in his recent City AM commentary on what 2026 could mean for London property owners.

What This Means Now

2026 is not defined by frenzy. It is defined by clarity.

Buyers are active, with greater confidence around affordability

Tenants are moving quickly in a market where quality stock is still scarce

London is adjusting, not retreating.

For property owners, this is a year to be informed, decisive and well advised. Whether you are considering selling, reviewing your portfolio or preparing for the new regulatory framework, the opportunity lies in acting with strategy rather than reacting to headlines.

Empowering Agents: Catherine Darbon on the Future of Estate Agency

With nearly three decades in Talent Attraction, Recruitment and HR across the property sector, Catherine Darbon, Head of Talent and Employer Brand at Douglas & Gordon, has seen both the industry and the role of an estate agent evolve. We sat down with Catherine to explore what it means to be an agent in today’s market and how D&G’s Partner Model is redefining success across London and beyond.

Why are more agents embracing self-employment and the Partner Model?

“Over the last three decades, the role of an estate agent has changed. It used to be a transactional function, list a property, negotiate a price, close the deal. Today, that’s no longer enough. The role is far more sophisticated.

Modern agents are strategic advisors, market analysts, skilled negotiators, social media experts and trusted confidants. Clients expect data-driven insights and digital expertise, but they also value empathy and genuine human connection. The agents who truly stand out combine emotional intelligence with integrity, guiding people through life-changing decisions with transparency, professionalism and an unwavering commitment to exceptional service.

Success for agents now goes far beyond financial metrics. It’s about autonomy, purpose and impact. Agents want flexibility, the freedom to build their own brand and the ability to create a business that reflects their values. Many are looking for a model that allows them to take ownership of client relationships, make strategic decisions and grow without the constraints of rigid structures.

That’s exactly what the self-employed model offers. It gives experienced agents the freedom to shape their own business, develop their personal brand and work in a way that suits their lifestyle.

At D&G, we offer a platform that empowers our partners to thrive on their own terms while maintaining professionalism and credibility. We trust our partners to manage their time and clients without set hours or micromanagement. Success looks different for everyone and we celebrate that.

The industry has matured. Agents want to be recognised as professionals, not just employees.”

What makes the D&G Partner Model different?

“The D&G Partner Model is a true hybrid that combines the freedom of self-employment with the strength and support of a respected brand. Our model is not subscription-based, partners aren’t paying for access to a platform or a set of tools. They are entering a genuine partnership built on shared ambition, aligned values and long-term success.

What truly sets D&G apart is the depth of support behind our Partner Model, cutting-edge technology, full CRM access, expert marketing, trusted external partnerships, initial training and ongoing operational guidance, all underpinned by a culture of excellence.

Unlike models that simply offer independence, D&G offers a partnership designed to make our partners’ work more efficient and impactful. It’s a forward-looking environment where innovation and personal connection work hand in hand, and a collaborative setting where agents lead their own businesses while benefiting from shared resources, collective strength and meaningful support at every stage.”

What sets D&G Partners apart?

“Our partners are experienced, principled and commercially astute. They combine deep market knowledge with emotional intelligence, and are highly responsive, understanding that buying or selling a home is one of the most personal decisions anyone can make.

They’re agents who have built reputations over years, often decades, and continue to earn trust through consistency, transparency and results.

What sets them apart is their drive to grow on their own terms. They’re ambitious, self-motivated and entrepreneurial, yet deeply collaborative. That blend of independence and shared purpose makes our network so strong.”

How does D&G support independence while providing structure?

“D&G provides a robust framework that allows partners to focus on what they do best: serving clients and growing their business. From brand marketing and lead generation to compliance and operational support, we handle the essentials so partners can concentrate on performance and relationships.

That structure is supported by access to shared resources, including our London hub, a fully resourced office environment available when it suits them. There’s no expectation to be in the office day to day, but it’s a space designed to support collaboration, connection and momentum. It’s genuinely great to see how often partners choose to use it, catching up, sharing insight and working together.

Our model is completely transparent. Partners know exactly what they earn and why. It’s a system built on fairness and reward, not hierarchy. Support is offered without micromanagement. Partners retain full control over their schedules, strategies and client engagement. We see ourselves as enablers of success, not gatekeepers.”

What’s the biggest misconception about working for yourself in property?

“The biggest misconception is that self-employment means isolation or instability. When structured well, as it is at D&G, it offers greater control, deeper satisfaction and often stronger results.

Another misconception is that if an individual is working for themselves, they may lack professionalism or rigour. In reality, our partners operate with even higher standards because they are personally invested in every outcome. With the right support, self-employment in property can be one of the most rewarding and sustainable career paths available.”

How does D&G maintain culture, inclusivity and connection across a self-employed model?

“Culture is about connection, not contracts. At D&G, our culture is built around integrity, excellence and collaboration. Even within a self-employed model, we actively create moments that bring people together through regular engagement, shared standards and genuine peer support.

That sense of community is reinforced through shared experiences. We host multiple incentive trips annually, from European city breaks to our ski trip, alongside a full calendar of social events and activities. These experiences encourage connection, strengthen networks and build relationships beyond day-to-day business.

Our partners may run their own businesses, but they are part of a collective of professionals with aligned values and ambitions. We’re also proud of the diversity within our Partner community. There isn’t one mould for success at D&G. Authenticity and individuality are strengths here and that openness makes our culture both inclusive and modern.”

What does the future look like for the industry and D&G’s Partner community?

“What excites me most is the growing momentum behind redefining estate agency as a respected, professional career. We’re seeing a new generation of agents who are highly skilled, emotionally intelligent and business-savvy. They’re reshaping perceptions of what it means to work in property.

At D&G, our partner community is leading that evolution, building personal brands, delivering exceptional service and proving that estate agency can be fulfilling, credible and aspirational. The future is about empowerment, professionalism and purpose, and our model is perfectly positioned to support that journey.”

Real people. Real results. Real independence.
Douglas & Gordon’s Partner Model is designed for agents who want to grow their own business with the backing of a trusted London brand.

Celebrating Success in Marrakech

In November, our top-performing Partners and lettings negotiators travelled to Marrakech for a long weekend of adventure, culture and well-deserved celebration. The trip recognized exceptional performance across our network and highlighted the momentum that continues to build within the Douglas & Gordon Partner model.

To secure their place, Lettings Negotiators needed to complete 20 exchanges within three months, while Partners qualified by achieving four new live tenancies in the same period. These individual targets reflect the drive, consistency and professionalism that define our team.

A Weekend of Adventure and Connection

The itinerary brought together some of the best experiences Marrakech has to offer. Over four days, the team explored the souks, hiked in the Atlas Mountains, visited the Setti Fatma waterfalls, enjoyed rooftop dinners, quad biked through the desert and relaxed with traditional hammam treatments. It was a rewarding break from the pace of London property and a chance for the group to connect in a meaningful way.

Why We Invest In Experiences Like This

Trips like Marrakech are part of the culture we are building at D&G. They reward achievement, strengthen relationships and create space for our people to step back, reset and look ahead. Most importantly, they reflect the values behind our Partner model.

Our approach gives Partners the freedom to build their business on their terms, backed by the infrastructure, support and brand strength of D&G. When people are empowered and recognised for their results, performance follows. The energy from this trip speaks to that momentum.

Celebrating success together reinforces what makes our network different. It brings together individuals who run their own businesses yet share a collective ambition, and it reminds us that investing in people is investing in the future of D&G.

We are proud of every Partner and negotiator who earned their place on this year’s trip. Their results set the pace for the year ahead, and we look forward to celebrating even more success on the next incentive.

Autumn Budget 2025: What the Changes Mean for London Property

The Chancellor’s Autumn Budget introduced a series of measures aimed at strengthening public finances while keeping core tax rates stable for working households. Although certain changes will affect higher earners, investors and owners of high-value homes, the outlook for the London property market remains steady. Buyers and sellers continue to be guided by real-life decisions and the fundamentals that support demand across the capital.

Below is a clear overview of the updates most relevant to property and what they mean in practice.

Income Tax and National Insurance Thresholds

Income tax and NI thresholds will remain frozen until 2028, while the main tax rates stay the same. As incomes rise over time, more people will move into higher tax bands.

For buyers, this creates a predictable backdrop for planning affordability. Although the freeze may influence long-term budgeting, it does not change everyday tax rates, which helps maintain confidence. For sellers, the impact on buyer sentiment is expected to be modest, particularly in family-driven markets.

Property, Dividend and Savings Income Tax

Tax on property income, dividends and savings will increase by 2 percentage points from 2026 onwards. This change is focused on higher earners and investors.

Landlords and investors may review how their portfolios are structured, although rental demand across London remains exceptionally strong and supply remains tight. Well-managed rental properties continue to perform well, even with the phased increase. For owner-occupiers, the impact is minimal.

High-Value Council Tax Surcharge

A new annual surcharge will apply from 2028 to higher-value homes.
Homes valued over £2m will pay £2,500 a year.
Homes valued over £5m will pay £7,500 a year.

This affects a small share of the London market. Prime and super-prime buyers are largely driven by long-term lifestyle choices rather than annual tax changes, so activity in these segments tends to remain resilient. For sellers, buyer motivation in these price brackets is unlikely to shift dramatically. James Evans, CEO at Douglas & Gordon, recently commented on the potential impact of the new surcharge on high-value homes. You can read the full article here: Daily Mail: Will the mansion tax lead to a full shake-up of council tax and lead to you paying more?

Economic Outlook: Growth and Inflation

The Office for Budget Responsibility has upgraded its growth forecast for 2025 to 1.5 percent. Inflation is expected to ease further next year and move closer to the long-term target.

This creates a more stable environment for buyers and sellers planning ahead. Lending conditions remain supportive, mortgage approvals continue to improve and demand is gradually building across many parts of London. Sellers benefit from greater visibility and a clearer economic backdrop, while buyers enter the market with renewed confidence.

D&G Insight: What to Expect in the Months Ahead

Although the Budget introduces several targeted tax adjustments, the core dynamics of the London property market remain unchanged. Families still look for more space, couples continue to relocate and homeowners make decisions based on life events rather than political announcements. London has long shown an ability to absorb policy shifts while maintaining strong demand across a broad range of price points.

Investors continue to benefit from a high-demand rental market. Sellers benefit from returning confidence and clearer mortgage conditions. Buyers can plan with more certainty as the market settles into a more predictable pattern.

If you would like clarity on what these changes mean for your plans, you can reach our team at contact@dng.co.uk.

How Landlords and Tenants Can Prevent Seasonal Issues This Winter

With winter fast approaching, now is the ideal time for landlords and tenants to prepare for the colder months and prevent avoidable issues. It is a time of year when both landlords and tenants can face unexpected challenges, from frozen pipework to boilers failing under increased demand.

To help avoid costly disruptions, James Evans, CEO of Douglas & Gordon, recently shared his top winter tips in This is Money. His advice focuses on prevention, clear communication and early action, ensuring both parties can navigate the colder months with confidence.

What James Highlighted

James explained that many of the issues seen in winter can be avoided with timely maintenance and practical preparation.

“Winter can be tough on landlords and tenants alike. Flagging issues early and taking sensible precautions is key. A small amount of planning can prevent expensive problems later.”

He also emphasised the importance of taking tenant concerns seriously and responding quickly.

“In a tight rental market, it is essential for landlords to act when issues are raised, or have someone nearby who can step in and deal with things quickly.”

Common Winter Problems to Watch For

Winter is one of the most challenging periods for property maintenance. Typical issues include:

Frozen or burst pipes if the heating is switched off for long stretches

Boiler breakdowns due to increased usage or overdue servicing

Condensation and mould caused by poor ventilation during cold weather

Draughts and heat loss in older or poorly insulated homes

Pest activity, with mice and other pests seeking warmth indoors

These problems can escalate quickly, so identifying them early is essential.

Top Tips for Tenants

To help avoid disputes and maintain a well-run home through winter, tenants should:

Review the check-in report carefully and raise concerns immediately

Ventilate kitchens and bathrooms to reduce condensation

Avoid switching the heating off completely, especially when away

Inform the landlord if the property will be vacant for more than two weeks

Store food properly and keep surfaces clear to deter pests

Top Tips for Landlords

Landlords can play a vital role in preventing seasonal issues by:

Visiting the property during colder weather to spot emerging issues

Servicing boilers annually and tackling repairs before temperatures drop

Improving insulation and reviewing EPC recommendations

Maintaining open communication with tenants to resolve problems early

Clearing gutters and drains to prevent leaks or damp

A proactive approach benefits both sides and reduces the risk of costly repairs or disputes.

James’s full commentary, featuring further guidance for landlords and tenants, was recently published in This is Money.

New London Estate Agents Join the Douglas & Gordon Partner Network

This year has marked an exciting period of growth for Douglas & Gordon’s self-employed Partner Model, as experienced agents continue to join our network of independent London estate agents.

More professionals are choosing to take control of their careers, building their own businesses with the support, brand strength, and expertise of D&G behind them.

We’re delighted to welcome our latest additions to the team: Jeremiah Haroon, Dominic Butler, and Matthew Williamson, whose journeys show how different agents are using the D&G Partner Model to shape careers on their own terms.

Matthew Williamson: A London Estate Agent Focused on Service and Independence

With 18 years of experience and ARLA accreditation, Matthew Williamson has built his career on delivering results through trust, service, and a deep understanding of his clients’ needs. Operating across Putney and Wandsworth, Matthew works with a wide range of landlords and tenants, helping clients maximise their portfolios while maintaining long-term relationships.

After nearly two decades in traditional estate agency, Matthew chose to take control of his business and time.

“Working for myself allows me to devote all of my energy to my clients, their properties, and delivering great results,” he explains. “It’s rewarding to build something that truly reflects my values.”

Matthew’s move to the Partner Model highlights the balance between independence and professionalism that defines D&G’s approach.

Dominic Butler: Redefining What It Means to Be a London Estate Agent

With nearly two decades in the London property market, Dominic Butler brings a wealth of sales experience and leadership to Douglas & Gordon’s Partner network. Having risen through the ranks at Foxtons, from Sales Negotiator to Associate Director, Dominic has built his career on empathy, communication and genuine client care.

After 19 years in the traditional high street model, he decided it was time for a change.

“There’s more merit in giving people the time they deserve and an exceptional service,” says Dominic. “The Partner Model gives me that freedom, to focus on quality over volume and build lasting relationships with my clients.”

Dominic also plays a key role in growing and developing new areas of the business, reflecting his commitment to both personal success and D&G’s continued evolution.

Jeremiah Haroon: A London Estate Agent Driven by Integrity and Results

With over a decade of experience in client-focused roles, Jeremiah Haroon has built his career around trust, communication and results. Since moving into property, he’s quickly developed a reputation for his proactive approach and ability to guide clients through one of life’s most significant decisions with empathy and professionalism.

“I joined D&G for their long-standing reputation across South West London and their client-focused approach,” he explains. “My goal is always to act with honesty, dedication and empathy, ensuring every client feels supported from start to finish.”

Jeremiah’s story reflects a new generation of London estate agents, driven, adaptable and committed to delivering a personal, results-led service.

In Focus: What the Latest Data and Market Commentary Reveal About London Property

The final quarter of 2025 has brought renewed attention to the London property market, as new data and national commentary highlight a sector adjusting to ongoing economic and policy developments. From the latest ONS figures to discussions on taxation and investor confidence, recent insights offer a clear snapshot of where the market stands as we approach the Autumn Budget.

Over recent weeks, Douglas & Gordon’s leadership has featured in national publications including City AM, The Independent, and The Sunday Times (also published digitally via Business Matters), offering perspective on the evolving dynamics shaping London’s housing landscape.

Market Commentary and Data in the Spotlight

Property Tax and Market Mobility

As featured in The Sunday Times, also referenced digitally in City AM, James Evans, CEO of Douglas & Gordon, commented on the potential implications of a mansion tax, emphasising that policies which penalise ownership risk slowing movement across the market. The discussion reinforces the importance of balanced measures that support long-term activity and maintain fairness for London homeowners.

ONS house Price Data

Meanwhile, The Independent, reported that national house price growth has continued to moderate, with London seeing a slight year-on-year decline. This adjustment reflects a more cautious period across the market, as affordability and borrowing costs remain key considerations for both buyers and sellers.

James Evans, CEO of Douglas & Gordon, noted in the article: “Many buyers who hit pause earlier in the year are now back in the market, encouraged by more stable rates and improving affordability.” His observation captures a growing sense of pragmatism among London buyers, activity may be measured, but intent remains strong.

Investor Sentiment and Stability

As featured in The Sunday Times, also referenced digitally in Business Matters, investor sentiment remains steady but watchful. James Evans noted that “Any policy that penalises ownership risks slowing movement across the market.” His remarks capture a shared industry view: clarity and consistency in policy are central to maintaining confidence.

Looking Ahead

In the weeks ahead, attention will turn to the Autumn Budget, where any policy signals around housing or taxation will be closely watched. While short-term adjustments may occur, London’s property market remains underpinned by strong fundamentals, diverse demand, and enduring long-term value.

Douglas & Gordon will continue to monitor the Budget closely, sharing updates on how new policies may influence the capital’s sales, lettings, and investment markets.

The Renters’ Rights Act: What Landlords Need to Know from the Latest Updates

Update, 21 November 2025

This guide has been updated to reflect the latest government clarification on timelines, possession routes, rent changes, notice periods and the rollout of the landlord ombudsman and digital property portal.

What’s Been Updated

Government guidance issued in November 2025 has clarified:
• Implementation dates for tenancy reforms, the ombudsman and the digital property portal
• How live Section 21 notices will work leading up to 1 May 2026
• Minimum occupation periods and notice rules under Section 8
• Restrictions on remarketing after possession under Grounds 1 and 1A
• Updated rules for Section 13 rent increases
• Bans on requesting rent in advance
• Deposit limits relating to pets

These updates have now been reflected throughout this guide.

The Renters’ Rights Act: What Landlords Need to Know from the Latest Updates

The Renters’ Rights Act (RRA) received Royal Assent on 27 October 2025 and represents the most significant reform to the private rental sector in decades. The government has now confirmed the first wave of implementation, giving landlords a clearer view of what to expect in the year ahead.

The Act aims to create more security for tenants and clearer expectations for landlords. Understanding the changes now will help ensure a smooth transition as the new framework comes into effect.

Latest Government Clarification (November 2025)

The government has now provided further detail on timelines, possession processes, rent changes and compliance requirements. These updates are important for landlords preparing their portfolios for 2026 and have been incorporated throughout this blog.

The Key Changes Landlords Should Know

APTs replace ASTs

All existing ASTs will convert to Assured Periodic Tenancies (APTs) from 1 May 2026. Tenancies will continue on a rolling month-to-month basis.
Updated (Nov 2025): All key tenancy reforms come into effect from 1 May 2026.

End of Section 21 no-fault evictions

Section 21 will be removed from 1 May 2026.
Updated (Nov 2025): S21 notices can still be issued up to six months in advance and will remain valid until 1 August 2026. Any live notices not actioned by that date will expire.

Possession routes under Section 8

Grounds for possession have been modernised with updated notice periods and evidence requirements.

Updated (Nov 2025):
• Tenants must be allowed to live in the property for at least 12 months
• All possession must be sought via Section 8

Grounds 1 and 1A (Landlord moving in or selling)

Updated (Nov 2025):
• Notice can be served within the first 12 months as long as it does not expire within that period
• Once possession is gained, the property cannot be remarketed for lettings for 12 months
• If sold to another landlord, this restriction does not apply
• Incorrect marketing after possession under Grounds 1 or 1A may result in agent liability. A new section will be added to D&G Terms of Business to safeguard against this

Tenant notice periods

Tenants must give at least two months’ notice.
Updated (Nov 2025): Notice must align with the rent due date and there is no minimum stay requirement.

Rent increases

Rent reviews are limited to once per year.
Updated (Nov 2025):
• A Section 13 notice must be used
• Tenants must receive at least two months’ notice
• Notices can be issued up to four months in advance

Rent in advance

Updated (Nov 2025):
• Landlords and agents cannot request rent in advance
• Rent cannot exceed one month
• If a tenant voluntarily pays more than one month, it does not need to be refunded

Asking rent

Landlords and agents cannot accept offers above the published asking rent.

Pets

Tenants can request permission for a pet mid-tenancy and landlords cannot unreasonably refuse.

Updated (Nov 2025): Additional deposits are permitted, but the total deposit cannot exceed six weeks’ rent.

Private landlord ombudsman

All landlords must join a government-approved ombudsman with powers to require apologies, remedial action or compensation.

Updated (Nov 2025): Expected rollout between late 2026 and 2028.

New digital property portal

A national landlord and property registration system is being introduced to improve transparency.

Updated (Nov 2025): Expected rollout between 2026 and 2028.

Decent Homes Standard (Awaab’s Law)

Landlords must address serious hazards such as damp and mould within set timeframes.

Updated (Nov 2025): Full enforcement is expected much later, potentially into the 2030s.

What This Means for Landlords

The Renters’ Rights Act marks a real shift in how tenancies will be managed. Compliance, record keeping and clarity of communication will matter more than ever. Key areas include:
• Understanding new notice periods and possession routes
• Updating tenancy documentation
• Staying ahead of compliance and property standards
• Managing rent reviews correctly
• Preparing for the digital portal and ombudsman when they launch

Proactive preparation will protect landlords and reduce the risk of disputes under the new system.

Preparing for the Changes Ahead

Although the reforms increase tenant protections, they also provide advantages for landlords who are well-prepared. A more consistent framework is likely to support longer tenancies, fewer disputes and clearer expectations on both sides.

Professional management will play a key role in ensuring properties remain compliant, tenants are supported and landlords achieve stable, sustainable returns.

What the Latest ONS Data Reveals About London’s Property Market in 2025

The latest data from the Office for National Statistics (ONS) shows that annual house price growth slowed in August, with London being the only English region where average property values dipped slightly. The ONS reported an annual growth rate of 3.0%, down from 3.2% in July.

While the change appears modest, it’s an encouraging sign that the market is moving towards a more sustainable balance. Buyers are becoming more selective, and sellers who adapt to current demand are continuing to achieve strong results.

What are we seeing on the ground?

The latest ONS figures suggest the market is entering a more natural rhythm, with price growth moderating and opportunities returning for both buyers and sellers. For many households, the combination of stabilising mortgage rates and increased supply is helping decisions move forward with greater certainty.

James Evans, CEO of Douglas & Gordon, recently shared his perspective in the Daily Mail noting that greater balance is returning to the market as buyers and sellers regain confidence. His comments reflect what D&G’s Partners are seeing on the ground: motivated buyers, realistic pricing, and consistent demand across much of the capital.

At a local level, activity remains particularly strong for well-presented homes in desirable postcodes, where realistic pricing continues to attract competitive offers.

Why Now Could Be a Smart Time to Move

Autumn traditionally brings renewed momentum to the property market, as many buyers and sellers look to complete moves before the end of the year. While ongoing budget speculation has introduced some caution, particularly at the higher end, where potential tax changes are being discussed, the fundamentals remain strong.

For many, waiting for absolute certainty can mean missing well-timed opportunities. Buyers who act now are finding more choice and greater negotiating power, while sellers who price strategically continue to achieve successful results. In a shifting market, informed decisions, not delayed ones, deliver the best outcomes.

Why This Summer Could Be the Smartest Time to Sell

Use the Summer Market to Your Advantage

While many consider pausing over the summer, it’s actually one of the smartest times to bring your property to market. Longer days and better weather mean homes, especially those with outdoor space or bright aspects are presented at their absolute best.

We’re seeing more stock come to market, which means pricing is slightly more competitive. Now more than ever, working with a local expert who understands your area and can guide you with the right strategy is key to achieving the strongest possible result.

With one further interest rate cut now expected, and new mortgage products being introduced daily, particularly those aimed at first-time buyers and those with smaller deposits, conditions remain encouraging for motivated buyers.

What This Means For You:

Work with a trusted local expert to set a smart, competitive pricing strategy tailored to today’s market.

Standout marketing and presentation are essential, especially with more properties competing for buyer attention.

Choose an agent who’s fully invested in your success and committed to achieving the strongest possible price.

In a market offering more choice to buyers, your agent needs to go further, with energy, strategy, and results-driven focus.

Mortgage rates remain attractive, but could shift in either direction.

Acting now can lead to stronger results before the autumn surge brings more competition to the market.

“We’re seeing a market that rewards those who are prepared and present their property with a proactive agent. While many wait for the so-called ‘right moment’, smart sellers are using this summer period to gain an edge on the competition.

The fundamentals of London remain strong, and those who act now with the correct strategy will achieve success.”

James Evans, CEO of Douglas & Gordon, was invited to join Mortgages Made Easy, the podcast by Prestige Finance, to discuss his journey into property, what makes a great estate agent, and how the industry is evolving. From first-time buyers and buy-to-let to leadership and culture, it’s a sharp take on why estate agency is about far more than just selling houses.

Spring Market Update: What’s Driving Property Trends in 2025?

Spring Market Update: What’s Driving Property Trends in 2025?

Spring has arrived, and with it comes renewed energy in London’s property market. From lettings to sales, we’re seeing a clear uptick in activity and for good reason. Whether you're a landlord, seller, or simply keeping an eye on the market, understanding what’s driving demand this season can help you make smart, timely decisions.

Here’s what you need to know.

Lettings: A Surge in Tenant Demand

The rental market is gaining real momentum as we move into the warmer months. At Douglas & Gordon, we’ve seen a significant increase in tenant enquiries, up 46% compared to this time last year. This surge is echoed in recent data from Rightmove, which reports an 11% rise in new rental properties coming to market in March and an 18% increase in overall rental availability year-on-year.

So, what’s behind the jump in activity?

Graduates and young professionals are relocating for new roles.

Families are beginning their search ahead of the September school term.

Seasonal supply is picking up, but demand continues to outpace it, making timing more important than ever.

Sales: Confidence and Competition Are Growing

Spring has also brought renewed energy to the sales market. Buyer registrations and property launches have both risen since Easter, with sales enquiries climbing 25% from February to March.

Despite the end of the stamp duty incentive earlier this year, buyers remain active, particularly:

Families looking to move before summer or ahead of the next school year.

First-time buyers benefiting from mortgage rates dipping below 4% and more favourable lending conditions.

Outdoor space seekers, as gardens, terraces, and balconies continue to top buyer wish lists.

The spring season traditionally signals the start of the busiest selling window and this year is no exception.

Planning Ahead

Whether you're considering letting out a property or preparing to sell later this year, laying the groundwork now is key. A well-timed valuation or portfolio review can give you the insight needed to act with confidence when the moment is right.

Contact your local D&G team today for a free, no-obligation valuation via email info@dng.co.uk or call us on 020 7963 4600.

7 Key Questions to Ask Before Choosing an Estate Agent

Written by James Redington

Sales & Lettings Director

If you're thinking of selling your home and are on the hunt for an estate agent, consider these questions as a way to gauge what level of service they will offer.

It’s your property. Most likely, one of the largest investments in your lifetime. You want reassurance that your decisions going forward are the right ones. Don't be afraid to ask probing questions. You'll find the good agents will shine because they clearly know their stuff.

1. How do current market trends impact me and my property sale?

Markets fluctuate all the time, and there are normally pros and cons to each. Your agent should be able to advise you on how they think the current market will affect your sale and/or purchase. Agents often see shifts in the market before anyone else. Market insight is vital.

2. How long have you worked as an estate agent, and what's the collective experience of your team like?

Experience isn't just a bonus—it's crucial, especially when navigating challenging markets. Ask any seasoned property owner, and they'll tell you: the right experience can make or break a deal. You deserve a property agent who not only brings years of negotiations and successful completions to the table but also understands the importance of a knowledgeable team. It's essential to know if your valuable transaction will be managed by the expert hands you trust or if it might end up with less experienced junior team members.

3. How well do you know the local area?

Your agent should know the area they are selling in like the back of their hand. Transport, schools, and local know-how are vital in selling your home.

4. What are your fees?

It is a good idea to ask what costs you are liable for when selling. Is there a cost to producing marketing material? What is included in my selling fee? When are your fees payable?

5. What is your marketing strategy?

Where will your property be advertised? Other than the agent's website, what other sites or portals will your property feature on? Would your property benefit from an open house? Does your agent already have a large database of buyers?

6. Who will be my point of contact?

It might sound like a silly question, but having one point of contact can make life a lot simpler. You should expect regular contact from your agent with updates on viewings and/or the progress of your sale.

7. Can you recommend a good conveyancing solicitor?

Having a good conveyancing solicitor is crucial. Your agent should be able to recommend several for you to choose from. A good solicitor will make the transaction smooth and successful!

Armed with these essential answers, you're now better prepared to engage with your agent and make confident decisions in your property journey.

If you'd like to get an updated valuation, please reach out to our team. We'd be happy to help.

The Rise of the Self-employed Property Broker

Written by James Redington

Sales & Lettings Director

The property market in the UK has witnessed a transformative shift in recent years, with the rise of the self-employed property broker model. Much like how Uber revolutionised the transportation industry, this new model is reshaping the way homeowners and buyers experience property transactions. At Douglas & Gordon, the average agent's experience stands at an impressive 17 years, highlighting the depth of expertise in our ranks. Let's explore the significant impact and benefits of this model.

Access to the Best in the Business: Experienced and Reliable Property Experts
The self-employed broker model is not just a trend; it's a response to the demand for quality. Homeowners and buyers across the UK now have the privilege of accessing some of the most experienced and reliable property experts. These agents, with their wealth of experience, have a knack for negotiating the highest price and ensuring that deals are seen through to completion. It's a win-win: agents enjoy the flexibility of self-employment, and clients benefit from their expertise. It's clear you can only be self-employed and work in this way if you know what you're doing and are confident in achieving results.

Financial Motivation Drives Better Results: Ensuring Premium Price & Service
When you think about motivation, think about the drive that pushes someone to go the extra mile. Self-employed brokers have a direct financial stake in the outcome of their services. Unlike traditional agents who might receive a fixed salary regardless of performance, these brokers earn based on the quality of their service and the results they deliver. This model inherently motivates them to secure a premium price for properties and offer unparalleled service to their clients.

Single Point of Contact: Streamlined Handling of the Process
One of the standout benefits of the self-employed broker model is the end-to-end handling of the property transaction process. Clients no longer have to worry about their property dealings being handed over to less experienced juniors. Every step, from listing to finalising the deal, is managed by the broker. This ensures seamless communication between parties, which, as many seasoned property owners will confirm, can be the difference between securing a deal or watching it fall apart.

Superior Customer Service
High street agents have their merits, but when it comes to personalised customer service, self-employed brokers have an edge. Their business thrives on reputation and word-of-mouth. Every client is not just a transaction but a potential ambassador for their services. This mindset drives them to offer a level of customer service that's often unparalleled by traditional high street agents. Moreover, the service is flexible, with hours tailored to suit the client rather than traditional office opening times.

The self-employed property broker model is more than just a new way of doing business; it's a testament to the evolving needs of the UK's property market. For homeowners and buyers, this model opens the door to elite, driven agents who seamlessly manage the entire transaction. With their unparalleled expertise, they not only secure top-tier prices swiftly but also deliver an unmatched, world-class service experience.

A Conversation with Ella Coates: The Evolution of Estate Agency

Ever since we opened our first office off Sloane Square in 1958, we’ve been dedicated to giving our customers the confidence to make life-changing decisions with certainty and peace of mind. Today we continue our pioneering spirit of innovation and hard graft, supporting our customers with our broker style service that is re-defining personal service standards in the industry.

Ella Coates was one of D&G’s first self-employed brokers in London. Below, we chat with Ella about how the broker model compares to traditional estate agency.

Tell us how the self-employed model compares to when you were a sales negotiator/manger?

Freedom! I have the flexibility to work from any location, be it abroad or from our Chelsea office. I love how our technology enables us to have the perfect work-life balance, while also allowing us to connect with our clients and stay ahead of the game.

What made you interested in the self-employed model initially and what stands out the most?

You really get to sell yourself! It's great to personalise every valuation, injecting your own passion and enthusiasm. The flexibility of managing your own schedule gives you the time and opportunity to genuinely demonstrate to clients how your experience and success have led you to your current position. Being a self-employed broker, with the support of the fantastic brand and integrity that Douglas & Gordon represent, truly distinguishes you from other local high street agents. You're in a position to provide better service and advice than ever before.

Tell us about your earning potential at Douglas & Gordon.

The self-employed brokers at Douglas & Gordon are all highly driven individuals, which makes us immensely successful. With that success comes incredible earning potential. My business plan for the next 12 months is set to allow me to earn more than any management opportunity in the market. Imagine every sale you've ever completed, taking an average commission of, say, 10%. Now multiply that number by a 50% commission. You can see the difference in earning potential.

Any advice for people who might be considering a career running their own estate agency business?

I am a firm believer that your environment must challenge you in order for you to thrive and succeed. If it doesn't, it's time to change! Take responsibility for understanding your market. Truly learn and grasp the lifestyle of the area you're working in, and above all, enjoy what you do. Whether you win or lose, continue to build your resilience and character; these are essential skills in this industry. When you feel ready – JUMP! It's the best decision I've ever made for myself.

How These D&G Brokers Are Balancing a Growing Career and Family Life

Navigating the world of parenthood can be a balancing act, especially when juggling work and home responsibilities. So how do D&G brokers strike the right chord between growing their careers while maintaining a healthy work-life balance, and how does the self-employed model compare to traditional estate agency? To learn more, we chatted with self-employed brokers Rob Stanley and Domonique Evans.

Tell us about yourself and your career journey so far?

Rob: I've been an estate agent for 16 years. I started as a negotiator and worked my way up to become a sales valuer, and then a sales manager. I'm now enjoying the broker model, which offers the best of both worlds as both a negotiator and a lister. I've always worked in and around Southwest London. I've lived in Streatham for the past 11 years and have been happily married for the past 8 years.

Domonique: I am 32 years old and a mother of two beautiful children, ages 8 and 14 months. I began my career in property as an administrator for an independent agency. Within weeks, I was entrusted with greater responsibilities and was promoted to a lettings/sales negotiator role. I quickly fell in love with the position and have thrived in it ever since.

How long have you been a parent for?

Rob: It's been almost three years. How time flies!

How long were you on maternity leave, and what is it like returning to work?

Domonique: I've been on leave for 17 months. Returning to work can feel a bit daunting at first, but I'm excited to get back in the game!

How does the self-employed broker model compare to the traditional model when it comes to balancing your parental responsibilities?

Rob: It offers much more flexibility with nursery runs, allowing me to help more and spend extra time on parenting. Bedtimes and bath times have become more regular occurrences, which is lovely!

Why did you make the decision to return to the self-employed model over the traditional model?

Domonique: I chose the self-employed model because it offers more flexibility. I can work at my own pace without being tied to a desk. My success is directly based on my efforts, and I see better financial rewards as a result.

What does “balance” mean to you and in what ways do you feel like you’ve achieved it?

Rob: I'm able to share parenting responsibilities with my wife while still achieving success at work.

Domonique: Balance is key for me. Having young children means that once the laptop turns off, mum turns on! Spending time with my children is crucial. Being able to do simple things like the school run or attending school plays helps me stay grounded and maintain a strong connection with my children.

Do you have any best practices for separating work and family time?

Rob: I work according to set times and deadlines, which helps me stay focussed. Once I've completed my work for the day, I reward myself with quality family time.

Understanding the Renters Reform Bill: What Landlords Need to Know

The rental market landscape is ever-evolving, and as a landlord, it is essential to stay informed about the latest legislative changes that may impact your property investments. One such development is the Renters Reform Bill, a comprehensive set of proposals aiming to enhance tenant rights, improve stability, and bring fairness to the rental market. In this blog post, we will explore the key elements of the Renters Reform Bill and discuss what it means for landlords like you.

1. Eviction Process Changes:

The Renters Reform Bill introduces significant changes to the eviction process, primarily targeting the "no-fault" evictions under Section 21 notices. Landlords will no longer be able to evict tenants without a valid reason. Instead, you will need to provide a legitimate and justifiable ground for eviction, ensuring a more transparent and accountable process.

2. Strengthening Tenancy Agreements:

One of the key provisions of the Renters Reform Bill is the introduction of long-term tenancy agreements. This means that tenants may be entitled to longer-term leases, typically set for a minimum of three years. While this may limit your flexibility in finding new tenants, it also brings more stability to your rental property by reducing turnover and potential void periods.

3. Rent Increases:

The Renters Reform Bill aims to address concerns about excessive and unfair rent increases. As a landlord, you will need to be aware of new regulations around rent hikes. While the specific details are yet to be finalized, it is expected that the bill will impose stricter limits on how much you can raise rents within a specific time frame. It is important to familiarize yourself with these regulations to ensure compliance and maintain a positive relationship with your tenants.

4. Property Standards and Safety:

The Renters Reform Bill places a significant focus on improving living conditions for tenants. This means that as a landlord, you will be expected to meet higher standards of property maintenance and safety. The legislation seeks to ensure that rental properties are safe, habitable, and free from hazards. It is crucial to stay informed about the new requirements and promptly address any necessary repairs or maintenance to uphold these standards.

5. National Housing Body:

The Renters Reform Bill proposes the establishment of a national housing body that will oversee rental issues, enforce regulations, and provide guidance to both tenants and landlords. This centralized authority will play a crucial role in setting industry standards, mediating disputes, and offering support to both parties. As a landlord, you can benefit from the resources and guidance provided by this body, ensuring you remain compliant with the new regulations and maintaining a harmonious relationship with your tenants.

As a landlord, staying informed about legislative changes is essential for successfully navigating the rental market. The Renters Reform Bill introduces significant modifications that seek to enhance tenant rights, increase stability, and promote fairness in the rental sector. By understanding the implications of this legislation, you can adapt your practices, meet the new standards, and maintain positive relationships with your tenants. Embracing these changes will not only ensure compliance but also contribute to a healthier and more sustainable rental market for all stakeholders involved.

Skipton's 100% Mortgages: Empowering First-Time Buyers | Douglas & Gordon

Douglas & Gordon is excited to share the latest development for first-time buyers: Skipton Building Society's 100% mortgages. This innovative mortgage scheme has garnered attention, offering a chance for first-time buyers to achieve homeownership. In this blog post, we delve into the details of Skipton's 100% mortgages, highlighting the eligibility criteria and sharing a success story that showcases the expertise of our partners at Prestige Private Finance.

Eligibility Criteria for Skipton's 100% Mortgages

Skipton's 100% mortgages are designed specifically for first-time buyers seeking to enter the property market. Here are the key eligibility criteria to keep in mind:

First-time buyer status: Each applicant must be a first-time buyer.

Age requirement: Each applicant should be aged 21 or over.

Minimal deposit: If a deposit is available, it must be less than 5% of the purchase price.

Clean payment history: Each applicant must have no missed payments on debts or credit commitments in the last 6 months.

Borrowing limit: Applicants can borrow up to £600,000.

Non-new build flat: The mortgage is not available for the purchase of new build flats.

Proof of rent payment: Applicants must provide evidence of having paid rent for at least 12 consecutive months within the last 18 months.

Household bill payment experience: Applicants must have 12 months of experience paying all household bills within the last 18 months.

Success Story at Prestige Private Finance

Philip Moses, Sales Director at Prestige Private Finance, shares an inspiring success story: "Last week, we had a client who submitted an application with NatWest. Unfortunately, the property underwent a down valuation, decreasing its appraised value from £360,000 to £300,000. Despite our efforts to appeal the valuation, the surveyor remained unyielding. In response, our dedicated broker, Gary, took the initiative to submit a fresh application with Digital Mortgages. Given that no other lender could offer the required mortgage amount, this alternative approach proved fruitful. Remarkably, Gary received an automated valuation, resulting in the case being submitted and approved within a mere two working days!"

Partnering with Prestige Private Finance

At Douglas & Gordon, we prioritize delivering exceptional service and exploring all avenues to secure the best mortgage options for our clients.
Singapore Doubles Foreigner Property Tax - Could it Benefit London's Property Market?

Singapore has recently announced that it will double the property tax on foreign buyers. The ABSD rate has been doubled from 30 to 60 per cent for any residential property purchase by foreigners, including foreign corporations that are not housing developers. A move that could have implications for the global property market. While the primary aim of this measure is to cool the city-state's housing market, it could potentially benefit other cities, such as London.

In this blog post, we'll explore how Singapore's doubled foreigner property tax could benefit London's property market.

1. Increased Demand

Singapore's property tax increase may deter foreign buyers from investing in the city-state, which could lead them to look for alternative investment opportunities in other countries. London, as a global financial center and a popular destination for foreign property investors, could attract some of this demand. This could potentially lead to increased interest in London properties, particularly from Singaporean investors who are seeking to diversify their investment portfolios.

2. Boost to High-End Properties

The property tax increase in Singapore primarily targets high-end properties, which are typically the preferred investment option for foreign buyers. As a result, there may be a shift in demand towards lower-priced properties, both in Singapore and other countries. This could potentially benefit London's high-end property market, as some buyers may prefer to invest in a more stable market with a long history of attracting foreign investment.

3. Positive Sentiment

Singapore's decision to double the property tax on foreign buyers could signal a shift in government policy towards greater regulation of foreign investment in real estate. This may lead some investors to perceive London as a more stable and predictable market with less regulatory risk, potentially boosting sentiment towards London properties. This could lead to increased demand from foreign buyers who are looking for a safe haven for their investments.

However, it is worth noting that the impact of Singapore's property tax increase on the London property market is uncertain and may not materialize. The global property market is complex, and there are many factors that can influence investment decisions. Therefore, while Singapore's decision may create some opportunities for London's property market, it is not a guaranteed outcome.

Conclusion

Singapore's doubled foreigner property tax could potentially benefit London's property market by increasing demand, boosting the high-end property market, and improving sentiment towards London properties. However, it is important to note that the impact of this measure on the London property market is uncertain and depends on various factors. As such, investors should carefully consider their investment options and seek expert advice before making any decisions.

At Douglas & Gordon, we have years of experience in the London property market and can help you navigate the complex world of property investment. Contact us today to learn more about how we can help you with your property investment needs.

1) Ed Sheeran - The British singer comes in at 1st place, with an impressive empire of over 25 properties, valued at over 126.9 million pounds. Most of Ed's properties are in his home county of Suffolk, with him also having properties in London, and even a pub in Notting Hill!

2) David & Victoria Beckham - Unsurprisingly, the power couple come in at second place with 2 UK properties, valued at around 37 million pounds; this isn't even considering their international portfolio. With homes in the Cotswolds and London, they have the luxury of switching between city life or the more peaceful countryside.

3) Mick Jagger - In third place is the lead singer of the Rolling Stones, Mick Jagger, who has two UK properties worth a total of 35 million pounds! In addition to his UK homes, he also has bases in Los Angeles, France and Mustique.

Methodology:

Collected data on the celebrities that have notable properties in the UK via various sources and added the total number of properties for each celebrity alongside putting these properties through a Right Move scrapper to find out the total cost of their portfolio. We were then able to formulate a list of the top 10 celebrity property portfolios in the UK.
