About Notting Hill & Kensington
Buying a property in Notting Hill
Douglas & Gordon’s sales manager and leading estate agent in Notting Hill, Maddie Lewington says that the old adage of not judging a book by its cover is never more apt than when talking about property in Notting Hill. ‘The Hill’ may be home to many of the country’s movers and shakers, politicians and writers, but Maddie’s patch has much more to offer than the stereotype of achingly hip restaurants, happening designers and organic food shops.
“Our estate agency in Notting Hill stretches from Kensington High Street in the south to the Westway in W10, and Paddington to Shepherd’s Bush, and is much more diverse than simply the streets of W11. This makes our job very exciting, as we happily deal with everything from studios to houses.”
The Notting Hill property market is made up of flat conversions (75%) and houses (25%) and, as has been the experience of estate agents in other areas of London, Maddie has seen prices rise consistently over the last few years. “We recently sold a one-bedroom flat in W8 – admittedly in a highly desirable street – for £600,000. Generally, though, you can pay anything from £295,000 for a one-bedroom flat up to £3 million for a house in Kensington Park Road,” says Maddie.
The area attracts everyone from young City boys to families, with more than a smattering of film stars, actors, music industry supremos and BBC employees. Estate agents in Notting Hill and the area surrounding W11 market the cultural diversity that permeates the community, and which is celebrated annually with Europe’s biggest mas, or carnival. Maddie believes it’s this mix that gives the area its unique atmosphere. She says, “Notting Hill is much more laid-back than, say, Kensington or Chelsea, and that’s what people like about it.”
It’s hardly surprising that so many people want to buy a house or flat in Notting Hill, and no surprise that once they arrive, people tend to stay for years. Apart from its gastro-pubs, farmers’ market and organic food outlets, and garden squares, as well as countless restaurants and an eclectic, one-mile-long Portobello Road market, there is a great choice of parks, with Hyde Park, Kensington Gardens and Holland Park all within easy reach.
As an estate agent in Notting Hill with his finger on the area’s pulse, Maddie has spotted an emerging property trend. “Lots of bedsits and hotels are being sold off and converted in Bayswater (W2). Anywhere west of Edgware Road is in huge demand, especially with developers, as that area offers great transport links into the West End. It is also very close to Kensington Gardens and is only a short cab ride from the bars and restaurants of Notting Hill.”
Want to rent in Notting Hill?
What attracts people to rent a home in this lively, bohemian area of West London? As any letting agent in Notting Hill will be able to tell you, they love the quirky nature of the area with its small boutiques and fashionable restaurants and are attracted by the many parks and communal gardens, which you don't get in other popular areas, such as Chelsea.
On Kensington High Street there is the ever popular 'Whole Foods' supermarket that covers three floors of the old 'Barkers' building and the famous Portobello Road with its unique shops and restaurants and popular market stalls, which open at weekends. The Westfield shopping centre, which opened recently in Shepherds Bush, is a short distance from Notting Hill, and is the largest shopping centre in Europe. It has easily accessible and convenient transport links for tubes, trains, buses and cars and over 265 shops and restaurants.
Notting Hill letting agents cater to the needs of a variety of tenants, including expats, who like being near the Central tube line for easy access to the City and families, who like to be close to the parks and schools that the W11 area and surrounds have to offer. Properties range from one bedroom flats for young professionals to spacious mansion apartments for lateral living and large wide houses with fewer floors, which are ideal for families.
Demand for rental property is strong in and around Notting Hill with prices ranging from £300 per week for a one bedroom flat to £5000 per week for the grandest houses on the many prestigious streets in Kensington, Holland Park and Notting Hill.
Contact a Douglas & Gordon estate agent in Notting Hill for more details regarding any of our listed properties, or speak to a letting agent for Notting Hill to learn about rental opportunities in the W11 area.
“I just wanted to thank you and all your wonderful people at D&G, who went out of their way to look so diligently for me. Without a doubt, D&G were by far the best and I cannot thank all of you enough. The service was fantastic.” … read our testimonials
