About Hammersmith & Shepherds Bush

Buying a house or flat in Hammersmith

Glenthorne Road is the newest of Douglas & Gordon’s 16 Central London estate agent offices. The estate agent in Hammersmith was previously known as Royston, but Douglas & Gordon acquired it in the spring of 2007. Peter Nicholls, who started Royston, stayed on to help with the transition. Although the new estate agency office covers Hammersmith and Shepherd’s Bush in West London, the majority of its property for sale is in the Brackenbury area, commonly known as Brackenbury Village. The area is a magnet for food lovers; traditional butchers and delis rub shoulders with excellent gastro-pubs, and there are Thai restaurants on King Street to choose from, as well as a weekend farmers’ market.

Hammersmith estate and letting agents agree that for many years the area was hugely underrated in favour of Holland Park and Fulham, but people have realised that it has many attractions in its own right, including excellent transport links via three Tube lines right across the capital, and easy access to routes out of London - the M4, M3 and M40.

What’s more, W6 is much cheaper than its neighbouring postcodes, so estate agents are easily able to help those who bought a one-bedroom flat in Notting Hill, for example, trade up to a house in Hammersmith when they have a family, which gives them much more space for their money. Douglas & Gordon sales manager and top estate agent in Hammersmith, Henriette Redgrave, readily admits to trading off the back of being close to Holland Park and Notting Hill. Henriette says, “People come over the flyover and are pleasantly surprised by the village atmosphere and quality of the property they find here. Ravenscourt Park is another attraction with its teashop and rose garden and there are good local schools.”

Those looking to enter the housing market in Hammersmith are spoilt for choice, as there are a variety of properties on offer from charming two-bedroom cottages to large Victorian houses on premium streets, such as Wingate Road. Like the other Douglas & Gordon offices, our estate agents in Hammersmith have seen a 20% increase in property prices over the course of 2006 and 2007. Henriette explains, “Lack of supply has driven the prices up, and London is much hotter than other parts of the UK. This office deals predominantly in the sale of Victorian terraced houses, from £250-£350,000 for a one-bedroom flat to £550,000-£700,000 for a two-bedroom Victorian cottage. Three-bedroom houses start at £700,000 and you can pay up to £1.5 million for the very best, biggest houses in the area, such as Wingate Road with its pastel-painted Italianate houses.”

Renting a flat or house in Hammersmith

According to our lettings manager and top letting agent in Hammersmith, the rental market in W6 is similarly buoyant. Although we have both flats and houses available, the majority of property to rent in Hammersmith consists of either two-bedroom cottages, which are popular with professional couples at £400-450 per week or big Victorian houses that are ideal for families from £650-£1200 per week.

Owing to the brilliant transport links and easy 30 minute journey to Heathrow, Hammersmith is a popular area in which to rent a house or flat. Our Hammersmith letting agents have helped a lot of French families who relocate to London and choose the area for its good schools. People love the village feel and all the independent shops and great pubs, additional attractions include Ravenscourt Park, Riverside Studios and the Lyric Theatre. It really is a very good area to live in.
