About Fulham

Why everyone wants a house in Fulham

Home of two Premiership football clubs, site of Fulham Palace (former official home of the Bishop of London) and close to the river and hotspots of Chelsea, no estate agent in Fulham is going to complain about the lack of distinguishing features to drive property sales. Prior to the 60s, Fulham properties housed working-class families employed in the heavy industry of Fulham’s riverside, but the area has changed markedly since then. Nowadays estate agents can punt Fulham as one of the safest areas in London; it’s cheaper than Chelsea but near enough for shopping and dining on King’s Road. Estate agents are also able to use the good bus and tube routes to the West End and City to entice young professionals to Fulham, while families appreciate the green spaces.

The inexorable rise in property prices in central London – up 33% during 2006 and 2007– can be attributed to lack of supply and increasing demand. Douglas & Gordon’s sales manager and leading estate agent in Fulham, Emma Hanks, says, “A few months ago, trying to get a property was like guns at dawn: 20 people through the door on the first day and homes selling in one week!”

With the possible introduction of HIPs and fluctuating interest rates, things have calmed down. Emma explains, “The market has changed totally: many people decided it was time to sell their flat or house, so there is much more property available in Fulham.” However, Fulham estate agents admit that property prices within the SW6 postal code are still impressive: a one-bedroom flat for sale will fetch £280,000 while the sky is the limit at the upper end.

Fulham is popular among all kinds of property buyers. There is a good mix of houses and flats on the Fulham market, which cater to the needs of young first-time buyers to couples and families. Fulham has a lovely intimate family atmosphere, as many people elect to live out their entire lives in the area, and parents often buy small properties for their children as an investment. Douglas & Gordon’s estate agency in Fulham has established strong ties within the community and provides a personal touch when it comes to selling and letting our many Victorian conversion apartments.

As space is at a premium in Fulham and new houses are difficult to come by, rather than try to find a new home many families convert their lofts or dig out basements to give them more space. As an additional benefit they are then able to realise a higher selling price when they eventually decide to move.

A flat in Fulham?

Lettings agents in Fulham say that the market is currently undergoing a period of change. Over the last five months Douglas & Gordon’s estate and letting agents have seen Fulham property prices drop by up to 30% across all types of properties from one bedroom flats to 5 bedroom family houses. This drop can be attributed to several factors, but the most significant is the increased number of properties available on the market. As a favoured letting agent in Fulham, Douglas & Gordon has noticed that applicants now submit offers on multiple properties and wait to see which ones are accepted and which of those has the most favourable price.

The credit crunch has affected budgets across the board; people expect more for their money but want to pay less, as it is now a buyer’s market we see prospective home owners getting their way more often. Landlords are also eager to let their properties and avoid periods of vacancy, and so accept lower offers in the hyper competitive and newly saturated market.

Prospective tenants are becoming fussier as they are spoilt for choice. Whereas previously properties of all varieties and styles let quickly and easily, we now find that if they are dated or tired they simply do not attract any interest. Our letting agent in Fulham advises all landlords to update their interior design and focus on neutral decor, modern bathrooms and kitchens and increased storage.

The good news is that Fulham is as popular as ever! Our Fulham estate and letting agents find that more and more applicants are heading to SW6 from Kensington and Chelsea for better value for money, more space a garden or another bedroom. The architecture is mainly late Victorian with accommodation to rent at £280 per week for a one bedroom flat to an upper limit of about £2000 per week for a five bedroom family house. It is clear that Fulham is still an area with a wide range of property on offer. SW6 has excellent direct links into the city on the district line and easy access to routes leading out of London on the M4 and to the south west via the A3. Fulham also has a fantastic range of schools, nurseries, parks and gyms which attract families and young professionals alike.

“Just a quick note to thank you for providing such an excellent service both professionally and personally! You were a huge improvement on the other real estate agents I have dealt with in the last few weeks and a welcome breath of fresh air. Thank you so much!”… read our testimonials
